Kulshan Commons will soon be a 47 home, mixed income neighborhood in Ferndale. The site, purchased by KulshanCLT from Bob McFarland in July of 2006, is 8.3 acres and located near the intersection of Portal Way and Enterprise Road at 6550 Enterprise road. Convenient location in Ferndale with easy access to I-5 yet still has a country feel.
What does the future hold?
All seven homes were built in 2004 and are 1.5 and 2 story homes of between 1498 and 1578 square feet. They each have one-car garages that are not included in the square footage calculations.
All homes have similar construction and the specifications are as follows:
- Foundation: Concrete short-wall foundation on sills, conditioned crawl-space over slab
- Ground floor: Sub-floor of wood on conventional wood-framing, 1.5 feet above the exterior finish grade
- Vertical Frame:
- Wood-framing 2"x 6", 8 foot height, exterior walls,
- Wood framing 2"x4", 8 foot heights, interior walls including garage
- Exterior walls: wood sheathing, vinyl siding
- Interior walls and ceilings: Gypsum board
- Windows: Operable, vinyl clad, double glazed windows
- Roof: Wood deck, pitched, gable-end on wood truss support
- Roofing: Shingles, tab, asphalt with composition, architect-grade
- Gutters and downspouts: Vinyl
- Insulation: Formaldehyde free fiberglass blanket, R21 walls and R38 ceiling
- Flooring: Carpet and vinyl
- Bath appliances: china toilet and wash basin/vanity base, fiberglass tub
- Doors:
- Interior: Wood panel and hard wood trims
- Exterior: Metal pedestrian doors with wood jambs and glass lites
- Garage: one-car, reinforced concrete slab floor, overhead door
- Laundry: Utility room with laundry hook-ups
- Heat: Natural gas fired furnace, ducted

What does the future hold?
 KulshanCLT will be building 40 additional homes at Kulshan Commons to bring the total number of homes to 47. The homes will be off-site stick built in a range of sizes and designs. There will be a mix of "market-rate" homes and some that will be permanently affordable using the CLT approach. The market- rate homes are available to anyone who can afford them and the permanently affordable homes will be sold to households eligible for mortgage gap financing from KulshanCLT.
